ZONING PERMIT APPLICATIONS AND FORMS

These application forms (Adobe PDF Documents) are provided for your convenience, however, you should contact a Planner in the Zoning Section at (510) 238-3911 or visit the Permit Center to advise you on the permits your project may require. Proposals may involve multiple permit approvals depending on the complexity of the land use issues and location of the proposed project.

The Zoning Division is now accepting applications for zoning permits by appointment only.

 

If you are ready to submit a zoning application, please call us at (510) 238-3940 to make your appointment.  Please note that this appointment will be for a specific time and for only one-half hour.  As we often have full appointment books, late arrivals may be asked to reschedule their appointment.  Please plan ahead for traffic and parking considerations.

 

Please note you will not need an appointment if you simply have basic questions about zoning related issues or if you are preparing your submittal and have questions but are not ready to turn it in to the City of Oakland. An appointment will also not be needed for the filing of zoning clearances in conjunction with business tax certificates, design review exemptions, or for the filing of appeals. In such cases, please come in to the zoning counter during normal business hours.

 

 

Basic Application Form

This application form is required for all planning & zoning permits except for Pre-applications and Creek Protection Permits described below.

Most applications also require additional supplemental forms which are listed in the section below.

 

Pre-application form

Pre-applications are optional and allow you an opportunity to submit your preliminary plans for review by an assigned case planner.  These are different from the mandatory pre-applications that are required for Mediated Residential Design Review applications in the S-18 Zone (S-18 pre-applications must use the Basic application form above)

 

Appeal application form

Appeal of a decision to the Planning Commission or City Council

 

Creek Determination application form

A Creek Determination may be requested to identify whether or not a property within the City of Oakland is a creekside property, and therefore subject to regulation by the Creek Protection Ordinance.

 

Creek Protection Permit Application Form

Creek Protection Permit is required for any proposed construction activity occurring on a creekside property.  The extent to which your development will be regulated by the Creek Protection Ordinance depends upon the location and type of proposed work.
