ZONING CODE UPDATE
The City of Oakland is updating its Planning and Zoning regulations to make them consistent with the General Plan, which the City adopted in March 1998. The zoning regulations are being streamlined and tailored to reflect community needs. The revised Planning Code will be an updated, more user-friendly framework for reviewing and approving development projects.

Industrial Zoning Update
As part of the citywide zoning update, changes are proposed to the City of Oakland’s Planning Code, which involve revisions to the industrial zoning district regulations and mapping of those zones, as well as revisions to corresponding use classification activity types (Planning Code Chapter 17.10) and other related Zoning Regulations. At their April 15, 2008 meeting, the City Council recommended adopted the proposed zoning text and map amendments. This item will be heard for a second reading, as required by law at a public hearing by the City Council on Tuesday May 6, 2008 at 7:00pm in the Council Chambers (3rd floor) of City Hall, One Frank H. Ogawa Plaza, Oakland, CA. Action on this item will result in the final passage of the ordinance. Central Business District (CBD) Zoning Update
As part of the citywide effort to update the City of Oakland’s Planning and Zoning regulations to make them consistent with the General Plan, two community meetings have been scheduled in March to present and get feedback about the proposed new zoning districts for the City’s downtown area or “Central Business District”.
The Central Business District is the area generally bounded by 23rd Street to the north, I-980 and I-880 to the east and south respectively, and the western edge of Lake Merritt and the Estuary (as shown by the area outlined in red).

The purpose of this meeting is to continue discussion of the proposed zoning update for the "Central Business District" (CBD). This effort is part of a citywide effort to update the zoning ordinance to implement the policies of the General Plan. The purpose of this meeting is to present and discuss proposals for height, intensity and density of development for various areas within the CBD, including the downtown (western) edge of Lake Merritt.

Zoning Code Text Amendments
The proposed zoning text amendments to the Oakland Planning Code improve the interpretability and flexibility of the code by clarifying language, improving consistency among chapters, reducing redundancy, and updating references. Other amendments include updating the development standards in the HBX zone and updating permitted uses in the S-8 zoning designation; revising conditional use permit criteria for dwelling units with five or more bedrooms; and increasing the threshold before certain projects require a major conditional use permit in the R-36 and R-40 zones. A Public hearing by the City Council is scheduled for Tuesday May 6, 2008 at 7:00pm in the Council Chambers (3rd floor) of City Hall, One Frank H. Ogawa Plaza, Oakland, CA.
